Lettings
Long Lets – We offer rental apartments for periods over 6 months
Short Lets – We are one of the very few agents in the City and Docklands area to offer rental properties for periods of less than 6 months
CAPS (comprehensive apartment preparation service) – We realise that our clients time is precious. CAPS is a unique service we offer to all of our tenants to minimise the time and fuss involved in moving home. As part of this service, we ensure that a Telephone line, Satellite subscription, TV licenses, Council Tax, Water, Gas, Electric, Gym membership and Maid services are set up in time for when our clients move into their new home. In addition, we can also administer the purchase and delivery of various additional items that may be required be it large or small. This is a bespoke package and one that many of our clients have benefited from. We take care of all of the details.
Comprehensive Property Management – The majority of the Landlords we service opt for our Comprehensive Property Management service. We understand that as a Landlord, managing properties can sometimes be quite difficult especially if it is not done on a full time basis. As part of the service we can take care of all communications with landlords providing tenants with a 24hr contact number in case of emergencies. We also take care of all rent collections, general problems and maintenance of the property as well as Ground rent and Service charge payments to name just a few. Many of our overseas landlords also use this service as do those who work long hours or live too far away to effectively manage their properties. To summarise…we take care of all the details ensuring a stress free tenancy.
Rent collection – We offer this as standard as part of our lettings service to all of our landlords. We understand that monitoring rent monies can be a tedious task especially in cases of late payments or where the Tenant defaults on rent. We have state of the art systems in place to monitor whether rent is paid on time every month and provide you with monthly or quarterly statements so you are kept informed at all times. In the event that rent is late or if the Tenant defaults on their payments, we will take appropriate action to recover the outstanding payments before any legal action needs to be taken.
Inventory – We have a panel of independent Inventory clerks who we recommend and use on a regular basis to ensure that there are no discrepancies with the condition of any property at the beginning and end of the tenancy. These independent companies have a proven track record in providing the most comprehensive and detailed reports in the industry.
Reference checks – We ensure that all prospective Tenants are comprehensively referenced via a highly reputable, independent Referencing Agency. References are obtained from previous landlords and place of work to ensure that they can comfortably afford the rent. A general credit check is also processed on the applicant to investigate payment history with other creditors and whether any CCJs are connected.
Tenancy agreements – We only use regulated Licensed Tenancy Agreements produced by ARLA certified solicitors to ensure fairness to both our Tenants and Landlords. These agreements are a lot more comprehensive than standard off-the-shelf agreements and cover almost all aspects of tenancy from hanging pictures to housing pets.
Gas and electrical safety inspections – For our Landlords’ convenience and our Tenants’ safety, we can organise for a Gas or Electrical safety inspection to be carried out promptly, even at short notice. All of our engineers are Corgi and NEC certified.
Inspections – For peace of mind, we can arrange for quarterly property inspections to be carried out at the Landlords request.
Furnishings – We can arrange and coordinate the delivery and preparation of properties with quality furnishings using a panel of reputable Furnishing companies. Our huge buying power means that all of our clients benefit from highly competitive prices and uncompromised levels of service. In addition to furnishings, we also have an extensive panel of specialist decorators and maintenance companies to offer a complete package.

Sales
Sales – Thanks to extensive marketing in a very specialised area, we always have an extensive range of properties available to choose from whether it’s an ex local authority apartment or a premium luxury penthouse. Our pricing is always very realistic – we do not instruct properties at higher or lower than market values.
Investment opportunities – With the ever growing population in the City and Docklands area, the buy to let market is thriving. Our commitment to Investors far surpasses that of our competitors. We have a highly trained team who a keen to identify investment opportunities and selectively present them to our Investor base. We find that this selection process saves our clients time and energy ploughing through hundreds of properties particulars that are clearly not of interest.

For our larger investors, we offer a fully comprehensive portfolio management service.
