Do I need to have an EPC completed?

As of 1st October 2008 you are required to have an Energy Performance Certificates (EPC) completed.  Energy Performance Certificates (EPC) has been introduced to help improve the energy efficiency of buildings and if you are selling or letting a property out you now need a certificate by law.

What do the tests entail?

The testing consists of two separate reports; information on your home's energy use and carbon dioxide emissions and a recommendation report with suggestions on how to reduce energy use and carbon dioxide emissions. The certificate provides 'A' to 'G' ratings for the building, with 'A' being the most energy efficient and 'G' being the least, with the average up to now being 'D'.

What are the implications of not having an EPC completed?

Under EPC legislation non-compliance will result in a fine of £200. Commercial EPC legislation non-compliance will also result in a penalty. The indications are that this may be based on 12.5% of the rateable value of the property in question, with a minimum of £500 and maximum of £5,000.

How often should these tests be carried out?

You are required to have an EPC’s completed whenever a building is built, sold or rented out. Once you have an EPC for a property on sale, it is valid for three years. An EPC for letting purposes is valid for 10 years.

Who should complete the required reports?

The only person who is able to produce an EPC is an accredited Energy Assessor.
