Correctly referencing a tenant will allow you access to the vital information to help you enjoy regular rental income and a great return on your investment. References are taken to establish the following:

• They are who they say they are
• They are able to afford the rent
• They have looked after any previous rental rented property to an acceptable standard
• They are of good character
• Their employment is as stated or they are entitled to benefits

References are taken to provide an overview of the tenant but do not guarantee the performance of the tenant. That said, thorough and comprehensive referencing can significantly reduce the risk of a ‘problem tenant’. We recognise the necessity of good referencing and will notify you should we feel the references are not adequate to proceed with a tenancy.

Within 24 hours of submitting an application they can supply us with a complete overview of the tenant’s suitability as a tenant, including any recommendations they make such as obtaining a guarantor etc.

Can I ask for further references on the tenant?

As well as external referencing we also insist on photographic ID for the tenants. Upon request we are able to carry out further checks and even reference the guarantor for complete piece of mind.
